Superior Title & Escrow provides all the services necessary to close a real estate sale, including the following:
For the Seller:
- Review real estate contract for accuracy and completeness
- Place earnest money into escrow
- Search county records and prepare and review title commitment
- Obtain payoffs, releases and any other documents required to clear title exceptions
- Coordinate closing with buyer and or buyer's lender
- Prepare all necessary paperwork for signature by Seller, including settlement statement, warranty deed, affidavits, tax forms, etc., which are required in the transfer of title from the Seller to Buyer.
- Arrange closing time and date with Seller to sign documents
- Record all documents after signed by all parties.
- Disburse funds to Seller(usually same day as closing)
For the Buyer:
- Coordinate closing with Buyer's lender
- Arrange closing time and date with Buyer to sign documents
- Prepare Settlement Statement
- Meet with Buyer to sign loan documents meeting all lender's requirements
- Record necessary documents after signed by all parties to transfer title to Buyer
- Issue title insurance policies to Buyer and Buyer's lender(usually 30-45 days after closing)
